How do I know if my house needs restumping?

It may also depend on the age of your house. If your house was built before 1970 then there is a good chance it will be due for reblocking soon. Preventative maintenance is better than waiting too long to reblock your house and this can be dangerous and leave your house’s foundations in poor condition.
How much does it usually cost to get my house restumped?

This is not a one size fits all solution and depends on the size of the house and the seriousness of the problem, but a typical three bedroom house will cost between $5,000 -$8,000. The price may vary depending on several factors such as the total number of the stumps that require replacement, their height, whether you’ll be using steel or concrete stumps, and whether rotted joists and bearers require replacement.

How long does it take to reblock a house?

In most cases, it will take around 7-10 days to elevate a typical house.

Can I live in my house while it is been restumped?

If your house is 400mm above the ground, you can live in it while it is being restumped, as the job will be done from underneath. If your house is lower than 400mm from the ground, then floorboards will need to be removed which will make it difficult to live in. Lamtsi Reblocking will advise you on the full extent of the works that will be undertaken before we start so you can assess your living arrangements.

Do I need to have permits before you start?

Lamtsi Reblocking will obtain the necessary plans and permits on your behalf.

Do you have insurance?

Lamtsi Reblocking have 10 million dollars of Public Liability insurance cover so you can rest easy.

How will the floorboards be affected?

If there is at least 400mm clearance underneath your house for us to work in then your floorboards will not be affected.
If there is less than 400mm clearance, by law we must work through the floorboards, which will mean removing some of the floorboards from your house.

What is the difference between Reblocking and restumping?
The terms basically mean the same thing. Reblocking and restumping are terms that describe replacing the old ‘block’ or ‘stump’ foundations of a home with new concrete stumps. Reblocking and restumping is mostly for older weatherboard homes which are raised off the ground with foundations.
What type of materials do you use for reblocking?

Lamtsi Reblocking use concrete stumps which are built to Australian Standards and last much longer than traditional wooden stumps, which is why we are able to give a seven year guarantee on our work.

What does house restumping involve?
Restumping involves replacing old red gum stumps and replacing them with concrete stumps that will support a timber-framed house. Restumping is typically done when the red gum stumps rot due to moisture or when the existing stumps settle due to soil movement.
Do I have to restump my house regurlarly?

Unless your house sits on a well-built concrete foundation, most houses that sit on red gum stumps require restumping after some years.
Older houses often have red gum stumps, and they may last several years. Their lifespan depends on several factors. Restumping should be done as soon as the stumps show signs of damage.

How long does it take for my house to settle?
It may take anywhere from one to two months for the house to resettle. The jacks used in lifting the house stay in place after restumping for a day or two for the installed concrete to fully dry.
What is relevelling?
Do you have cracks in your plaster walls, uneven, bouncing floors, sticky or jamming doors and windows? These are all tell tale signs.
Relevellng a home can prevent damage to a range of other structural elements of the house. Homes that have concrete stumps tend to move due to moisture change in the soil.
We can re-level your home using the existing stumps as long as they are in good condition. The life expectancy of concrete stumps is approximately 100 years.
If redgum stumps are still evident, then we cannot relevel – restumping is required.
